Monthly Checks
- Visual Inspection
• Springs: Look for any signs of rust, gaps, or damage in both torsion (above the door) and extension (along the sides) springs. Never attempt to repair springs yourself.
• Cables: Check for frayed strands, broken wires, or signs of wear near the bottom roller brackets and pulleys.
• Rollers: Inspect rollers for wear, chips, or cracks. Ensure they move freely in the tracks.
• Tracks: Look for bends, dents, or blockages in the vertical and horizontal tracks. Ensure they are clean and free of debris.
• Hardware: Check all nuts, bolts, and screws on hinges, brackets, and the opener mounting for looseness. Tighten if necessary. - Door Balance Test
• Procedure: Disengage the opener by pulling the emergency release cord (ensure the door is fully closed first). Manually lift the door halfway. If it stays in place, it’s balanced. If it drifts up or down, the springs may need adjustment.
• Action: If unbalanced, contact a professional for spring adjustment. Do not attempt to adjust springs yourself. - Safety Reversal Test (Obstruction)
• Procedure: Place a 2×4 piece of wood flat on the floor in the path of the garage door. Close the door. The door should reverse upon contact with the wood.
• Action: If the door does not reverse, contact a professional immediately. This is a critical safety feature. - Safety Reversal Test (Photo Eyes)
• Procedure: Locate the photo-electric eyes near the bottom of the garage door tracks. Wave your foot or hand in front of one of the sensors while the door is closing. The door should stop and reverse.
• Action: If the door does not reverse, check for obstructions, misalignment, or dirt on the lenses. If the problem persists, contact a professional.
Semi-Annual Checks (Every Spring & Fall)
- Lubrication
• Procedure: Apply a high-quality garage door lubricant (silicone-based or lithium grease) to all moving metal parts, including rollers, hinges, and springs. Do NOT use WD-40 or oil-based lubricants as they can attract dirt.
• Action: Lubricate thoroughly, wiping away any excess. - Weatherstripping Inspection
• Procedure: Check the rubber weather seal along the bottom of the door and the weatherstripping around the door frame. Look for cracks, tears, or signs of wear.
• Action: Replace damaged weatherstripping to maintain energy efficiency and keep out pests and moisture. - Opener Functionality
• Procedure: Test the opener using both the remote control and the wall button. Listen for unusual noises. Check the light bulb.
• Action: If you notice any issues, contact a professional for inspection.
Annual Professional Tune-Up
